While there are 1.7 million people waiting for social housing in the UK, millions of "empty nesters" live in homes with spare bedrooms. Many of these people are interested in downsizing, but fail to do so due to a lack of attractive options. Two new courtyard housing schemes, conceived by Patel Taylor Architects for the East London borough of Barking and Dagenham, now promise to deliver such an alternative. 



The goal: Motivating tenants aged 55 and over, to move out of their larger council homes, thereby freeing these homes for young families.

Preferences of the target group: A single-storey, clearly identifiable "house of their own" with its own front door and a pitched roof.

A total of 39 courtyard houses were created, most of them one and two-bedroom homes, ranging from 72 to 88 m2 in size. Stylistically, the architecture is inspired by the traditional English "almshouse" model.


 

Entrance facades are mostly two-storey and feature horizontal strip windows. On the other (south and southeast) side, the houses open up towards small courtyards and, via low-cilled bay windows, to the common greens at the heart of each settlement. W here necessary, the floor plans have been rotated so that the bay windows and large chimneys are located next to the main entrances. Rather than serving the heating (which is provided by small gas boilers located in the kitchens) the chimneys house the extract ventilation devices for each home.


 To secure a barrier-free design, adherence to 7 the Lifetime Homes Standard was stipulated by the client. This resulted, amongst other things, in step-free, recessed (and thus sheltered) front entrances, as well as spacious rooms suitable for wheelchair use. 

 In terms of energy efficiency, the houses had to meet level 4 of the Code for Sustainable Homes, meaning that they would be 25% more energy efficient than the minimum legal standard for new-builds in the UK.

 Furthermore, the client requested that one quarter of the energy demand was to be supplied by renewable sources. Hence small, 1.25 kW PVP arrays consisting of five panels have been installed on the south-facing m onopitch roofs.
